Sun West Ranch Experiences Record Home Building in 2007

Despite a slumping real estate market, Sun West is busy with new construction

Cameron, Mont., (October 9, 2007) — Sun West Ranch today announced that five new homes are under construction at the Ranch, with two more scheduled to begin construction next spring. Despite reports of a slowing housing market, Sun West Ranch has seen increased interest in home site purchases and building in the last year. Of the total 55 home sites available at the Ranch, 39 have been sold, seven are currently on the market, and the remaining nine premium home sites will gradually be added to the sales list.

“We have seen a lot of interest in the Ranch this year. If you want to guarantee your family will enjoy a part of Montana that is unchanged, there is no other place like Sun West,” said Sandra Hull, sales director at Sun West. “Once a home site closes, owners are extremely eager to begin building in order to spend as much time at the Ranch as they can.”

One new home site owner from the Bay area said, “The minute I stepped foot on the property, I knew I’d found my home. Sun West is not only beautiful but takes me back to my childhood; my kids can run, explore and jump in the river. My wife and I can ride horses and fish until the sun goes down. Sun West Ranch isn’t just a vacation home for us, it’s a place we crave visiting and it will be passed down through our family for generations to come.”

The shared-ranch concept was pioneered by Ted Gildred, the creator and developer of Sun West Ranch in the early 1990’s and has since taken off as a growing trend in real estate development as a way to preserve the land and protect wildlife corridors. Sun West Ranch’s 2,000 acres consist of 55 home sites on 400 acres, with the remaining 1,600 acres designated as shared, open space between all owners. With a full-time, expert ranch management staff, Sun West Ranch offers owners all the benefits of ranch ownership without having to manage the day-to-day ranching operations. Residents agree to protective covenants and architectural guidelines that conserve the land and the rural character of the Ranch, in order to keep views beautiful in perpetuity and wildlife habitat secure.

Located 30 miles south of the vibrant artist and fly fishing community of Ennis, Mont., Sun West Ranch’s close proximity to Yellowstone National Park and Big Sky, Mont. makes it the ultimate setting for a home. Owners enjoy three miles of private world class fly fishing access on the Madison River as well as a full equestrian center, riding and hiking trails and spectacular views of the surrounding valley.

About Sun West Ranch

Sun West Ranch is a shared-ranch community in a highly sought-after area of southwestern Montana. A vast 2,000 acres, the Ranch offers three miles of private Madison River access and features phenomenal views of the Madison Valley, Gravelly Mountain Range, Beaverhead National Forest, Madison Mountain Range and the Continental Divide.

Sun West Ranch is the antithesis of a “typical development.” From its active community outreach to its public stand on conservation and preservation, Sun West Ranch strives not to just simply develop a new community, but to preserve a thousands-of-years-old legacy and ranching way of life for generations to come.

Sun West’s most recent dedication to the community is shown in the creation of Project Giveback, an initiative to help raise $1 million toward building a new hospital in Ennis. Sun West Ranch developers Ted and Heidi Gildred pledged $1.1 million to be matched by the community. For more information, visit www.sunwestranch.com.
